Renting and have a problem?

We rent from a very well known reality company, we've lived here for almost 2 yrs and we've had tons of problems since day 1. When we moved in the owners son had his stuff in garage for 2 months couldn't use the space ( we were told that it would be gone by day we moved we lived 4 states away and arrived at midnight and saw this ) we had a walk threw list (which we keptand copied ) the owners son didn't clean house took me 4 days to clean 4,000sq house it says in the booklet we have that we have to have carpets cleaned and chimney cleaned ( im allergic to wood burning and have never used both fire places) they don't look like they have been cleaned in 20 yrs . We made this house look great pruned trees had lawn service and hired a maid service since i work an house is huge, We pay 2,500 a month but no has given this place any TLC but us the contract didn't say any thing about carpet and fire place cleaning it was in a booklet we received the night we traveled and picked up the key in middle of night at our office managers office. with a house of this size it will cost 400 dollars to clean carpets and 200 for fireplace i clean carpets with my shampooer and they look great but .. should i get a lawyer and find out . since the house was a pig stye when we arrived and yes we told the manager and she said oh well ( this question im asking due to id like to know before we decide to move )
